- Results of Smoking Survey
Results of the Smoking questionnaire.
Only 15 Questionnaires were returned to PMC.
Question #1 – Should the Legacy be a totally smoke free condo. This included inside and outside all units.
Yes – 7 No – 4
Question #2 – Should the Legacy be a smoke free in the common areas with the exception of designated areas, grass area or covered parking area.
Yes – 9 No – 1
Question #3 – Do nothing and allow smoking in common areas.
Yes – 1 No – 10
Comments received with survey:
- Second hand smoke dangers
- By-laws require 100% Vote.
- Allergic to smoke
- May smoke just in Units
- Are Balcony Common Areas?
Smoking Topic Notes:
- Create and place customized signage leading up and down staircases only with wording to be courteous of others and dangers of smoke and secondhand smoke and adhere to restricting smoking to designated areas.
- The board is trying to include owners in the decision. Consensus seems to be for smoking to be restricted to inside units only – no smoking in common areas or limited common areas (this includes balconies)
- Per the by-laws, the Board is empowered to create and enforce Rules. As long as the board makes the no smoking in common area it is not a by-law change — the rule does not need to be voted upon.
Problem with Survey some owners answered a question such as #2 or #3 and did not answer the rest of the questions. I believe all but 2 want something done. We need to come up with an idea and throw it out in a questionnaire and see where it lands then fine tune it. Example the board recommends designated smoking areas which will be posted. Yes or No, then why and where?
Survey results indicate definitely a majority would like some type of action.
New Business:
-
- Letter sent to 705 Plymouth Place. Regarding right of way with driveway area and using of the driveway.
- 705 will not use the Legacy driveway without written permission,
- The board feels the 705’s claims are not valid due to the changing of the residences, and the distance between the property lines.
-
- Any contractor must supply PMC with a copy of Insurance and Workers compensation paperwork.
- Otis advised the service to monitor the elevator by computer relay now available. PMC looking at cost for adding its own phone line.
- Light fixture outside unit 305 on walkway side is broken/needs to be replaced.
- Note that dryer vents are in rough shape, and should be replaced.
- PMC will notify Dryer Company, PMC believes the dryer people were not contacted and will contact them. Discussion of closing laundry rooms.
- Trash Service
- Owners are reminded the contract with the trash company is for general trash. No chairs, Mattresses or bulk Items are to me thrown behind the building. I have been told there is curbside bulk item service which picks up Thursdays. If you plan on using this service you may not leave your items outside the legacy. When redoing your condo you must personally remove the items or contact PMC to see if they could set up a bulk remove at the owner’s expense.
- Owners are reminded if you see something wrong please bring it to someone’s attention. If you see something minor such as weeding, lite clean up or other small issues it saves the association and you on rising cost.
