3. Legacy Board Departure of board member Dominic Dimtris
a) Unit 203 recently sold their unit leaving a board position open. The board has reached out to Gwynne Koldziejski of unit 103 to fill in the one year position of Dominic Dimitris. Gwen has graciously accepted the position to the board.

4 Comcast Cable –

a) Some unit owners had had issues with Comcast opening their Account. The Comcast representative must be made aware the Legacy owner is not doing anything to the Legacy Bulk Account and just want to have their own individual account for internet and special services.

4 Legacy Stair Project- 2020-2022
a. Stairs replacement is still under review. Covid 19 stopped the board from completing a test area.
i. After discussion at the last owners meeting the board decided to have an engineer inspect the Legacy stairs. The enigineer advised both sets of stairs should be replaced within 2 years. The comment was made the 7th street stairs are worse than the lymouth street staires.
ii. Review Letter.
5 Storage area:
a. This is the forth notice. All items in the storage area is to be labeled by each owners items not labeled will be considered abandon and will be discarded.
b. A proposal was obtained to create cubby or small closet area in the 2 storage rooms as well as creating lockers in the 1st floor area so every owner will have their own space.
• Phil trying to locate proposal and sketch drawings that the contractor dropped of the morning of our 2019 Fall Board Meeting
• The information was turned over to the storage room committee.
• The committee at this time would not want to place lockers in the room.
• They would like to start by tagging the cubicles in the 2nd floor store room placing a set area for each owner. The idea is to just number in order.
• All items need to be labeled with a name on your item and bikes are required a PMC bike tag.
• The committee discussed the use of the lobby as a potential place to store bicycles,

6 The board has placed is discussing a 2021 special assessment which will be placed toward the cost of any stair replacement because of the recent evaluation.
a. Special Assessment due May 10, 2021 -$1250 and October 10, 2021

7 Reminder to register all pets with PMC.
a. PMC will provide a current list of registered pets for meeting.

d. Storm Doors: With the changing of models by storm door companies the board as decide the standard door will be the style as on unit 301, 303, 305, and 306.
e. Reminder Bikes require bike tags – Contact Property Management for tags
f. Make sure PMC has the proper key to make entry into the unit
g. Owners MAY NOT change windows or doors without approval from Legacy Board. The request must be a written request addressed to the board and Jeannie Benson @ PMC. Board approval will also be a written response. ANY OWNER FAILING to abide by the by-laws will be responsible to return the item to its original condition and fined by the board.
h. The board discussed Owners are responsible for all problems or conditions inside there unit. If an Owner believes their problem stems from an Association related issue it is the responsibility of the owner to get documentation showing it is an Association issue. If the Association obtains a contractor or orders an evaluation and the remedy is owner related the cost will be passed on to the owner.
i. The condominium is our home. We can all save cost by helping out when noticing something needs to be done.
j. Magnets with Rules provided to be place on rear of Unit entry door by all units.(Renting or not renting) If you do not have one please ask

9 Covid 19
– Over all summer of 2020 went well renter appeared to understand Covid guidelines and rules.
– . The board will review state regulation in April 2021.

10 Smoking Policy
– Following the results of the last meeting it is clear a smoking policy is needed for the common area.
– Board we will need to fill this in tonight.

New Business:
a. Any contractor must supply PMC with a copy of Insurance and Workers compensation paperwork.
b. Note that dryer vents are in rough shape, and should be replaced.
i. PMC will notify Dryer Company, PMC believes the dryer people were not contacted and will contact them. Discussion of closing laundry rooms.
c. Trash Service
i. Owners are reminded the contract with the trash company is for general trash. No chairs, Mattresses or bulk Items are to me thrown behind the building. I have been told there is curbside bulk item service which picks up Thursdays. If you plan on using this service you may not leave your items outside the legacy. When redoing your condo you must personally remove the items or contact PMC to see if they could set up a bulk remove at the owner’s expense.
ii. Owners are reminded if you see something wrong please bring it to someone’s attention. If you see something minor such as weeding, lite clean up or other small issues it saves the association and you on rising cost.
d. Unit Owner 305 is requesting third floor owners be allowed to install awning over rear deck
i. A signed agreement will be required between board and any unit placing the awning which if not taken care of the board may have it fixed or removed.
e. Winter Rentals
i. Winter rentals are the owners responsibility to ensure the renter is following legacy rules. Parking in other units parking spaces will not be tolerated and the vehicle will be towed if the owner has not made arrangements with the owner of the parking spot
ii. Smoking and dumping cigarette buts off the balcony will result in clean up fees by the PMC.

Next Owner’s Meeting
Save the date this is clean up date and a fine is imposed on owners who do not attend.

SCHEDULE “A”

RULES AND REGULATIONS OF
LEGACY INN AT PLYMOUTH, A CONDOMINIUM

1. The walkways, entrances, corridors, stairways and driveways, shall not be obstructed or used for any other purpose than for ingress to and egress from the buildings.

2. No exterior of any Unit shall be decorated or modified by any owner, occupant, tenant or guest in any manner without prior written consent of the Board of Directors of the Association.

3. No bicycles, scooters, baby carriages or similar vehicles or toys or other personal articles shall be allowed to stand unattended in any part of the Common Elements.

4. No owner, occupant, tenant or guest shall make or permit any noises that will unreasonably disturb or annoy the occupants of any of the other units, or do or permit anything to be done which will unreasonably interfere with the rights, comfort or convenience of the other owners.

5. Each owner shall keep his unit in a good state of preservation and cleanliness and shall not shake, sweep or throw, or permit to be shaken, swept or thrown there from, or from the doors and windows thereof, any dirt or other substance. No towels, laundry, or other clothing shall be hung or draped in or out of any window or over any railing or stairway, or otherwise outside any unit upon the condominium property.

6. No sign, notice, advertisement, flag, banner or the like shall be inscribed or exposed on or at any window or other part of the exterior of the building, nor shall anything be projected out of any window in the units without approval of the Board of Directors.

7. Please throw trash away in dumpsters behind the Legacy Office. All refuse and garbage shall be disposed of in the facilities provided by the Association for such purpose and only in the manner as the Board of Directors may direct. Burning of trash or refuse is prohibited. ONLY HOUSE HOLD ITEMS MAY BE PLACED IN THE DUMSTER. (No Dumping of tablets, chairs, bed mattresses…)

8. No radio or television aerial shall be attached to or hung from the exterior of any unit without prior approval of the Board of Directors.

9. Any agent of the Board of Directors or managing agent and any contractor or workman authorized by the Board of Directors or such managing agent may enter any unit or storage area at any reasonable hour of the day for the purpose permitted under the terms of the Master Deed or By-Laws provided however, that except in the case of emergency, entry will be made by prearrangement with the owner, occupant, tenant or guest.

10. The Board of Directors may retain a pass key to each unit. No owner shall alter any lock or install a new lock on any door leading into his unit or quarter unit without providing a key to such lock or the means to open same to the managing property company of the condo association (Currently Property Management) for their use in an emergency or property check.

11. Vehicles shall be parked only in designated areas as determined by the Board of Directors of the Association and in a manner which will not impede or prevent access by others, and the owners, their employees, servants, agent, visitors, licensees and families will obey any traffic regulations promulgated in the future for the safety, comfort and convenience of the owners. No vehicle that does not operate under its own power shall be left on the condominium property more than 24 hours; parking of trailers is not permitted and there shall be no vehicle repair work done on the condominium property.

12. All units of a maximum capacity of 6 persons.

13. No Grilling using gas or charcoal on the Legacy Property including balconies and pool area. This is an Ocean City Law as well as a State Law.

14. During COVID 19 all Federal, State, and County Rule and regulations will be followed and enforced.
